I put a property on the market in San Diego 2 days ago and offered the Buyer Broker 2.5% commission via the MLS.

Basically, being able to get contact info's of listing agents of let's say homes listed for 100 days and older, and feed into database or email marketing app to be able to send out offers.

NAR has offered to settle.

Primary much easier offers a higher LTV/CLTV on renovation or 203K.Investment - those can be tough but easier to do the renovation after you own it and either have equity to pull out to renovate or use equity from another home through a cash out refinance.If the renovation costs will be $50K or under you can take out a personal loan after you buy the home and do it yourself.

I've met with 3 sellers since the settlement and when I explained it to them (they hadn't heard of it), they told me to offer 2.9% to buyers agents so they'd be more competitive than other listings. 

I then made my offer with the cost of the repair in mind.

What can you offer in return?

There will be a rise of flat fee brokerages (offering limited services) and creative compensation arrangements, such as RE consultants for time or a specific transaction.

I recommended listing at $2M and actually had a buyer already lined up through another agent in my office, wanting to make a full price offer. 

I was going to offer to have the testing done but tell the tenant that if the results show no harmful mold, the cost would come out of her security deposit.
