I understand your post is focused on cashflow, not IRR, but it seems that there is value in keeping that debt as opposed to selling or refinancing - even though your cash return isn't optimal, your debt pay-off is increasing every month.

I have found that buyers of manufactured homes do value permanent foundations and homes that are "on land" as opposed to in a park.
