I always watch the properties that have the same floor plan in my neighbor hood and when they rent and for how much to know what my floorplan is going for.There are many other ways but i tend to find if you cross reference 2 or 3 of the above and are getting around the same number that is going to be the market rent.Hope this helps,Nick Leamon

I oversee a ~1.4 million SF shopping center / retail portfolio and from my experience here are some things I see that may help increase your odds of landing a higher quality tenant beyond the basic demographics (income, population density, etc):1. 

Not only that, it also depends on the conditions of your property and the neighborhoods your duplex locates.

At that point, they could finish it and sell it themselves for the same profit you would’ve made, or I imagine they could shop it around to other investors that might want to finish it out.  

@Armando Reyes-Antonio Castillo I just got three listings by driving around a neighborhood where I was just getting a P&S signed and found some apartments with FOR RENT signs on them.

It depends on your area and the market there, but there are neighborhoods/markets here where that happens all the time because the area is flooded with end users. 

I know neighborhoods preemptively zone overlays with old multi's over to single family to prevent higher density housing. 

I get I'm not going to get the best unit in the best neighborhoods at a pretty low cost but my thing is the tenants.

I know the house hacking concept but we rent in a really nice neighborhood and we have no plans for buying primary residence, I was want to start rentals buy and hold for passive income later refi and get the next one ans so on....
