If it is a turnaround project your IRR is likely to be higher by selling before year 5 and thus your reversion cash flow would be sooner if you optimized yields a the project level.

If he's a partner, you're stuck with him and you now have a business that's running sub-optimally -- and you have NO recourse to make it run better.I see no more reason to make your contractor a partner than I see making your real estate agent, your closing attorney, your mortgage broker or the guy who picks up your trash a partner -- you can hire out these tasks just as (more?)

While I could be wrong, I don't believe typical stuff from Anderson, pella and marvin are suitable for this design.As an investory thinking about the project in the context of a flip, maintaining a lower cost basis is a priority of mine, while delivering on thermo-efficiency and design.
