The main reason I think it will easily cover the cost is because the square footage goes way up and it's a 3 bed 2 bath, so people will immediately see relatively a larger house for the cost.

The 3 main items I look at after that are:Cap rate is it over 8% Debt service coverage over 1.50 or 1.6 preferably(The bank wants 1.25 but you need cash flow) Cash on Cash return over 12%It does not end there.
