My theory is she's afraid she's going to lose her job if the property sells to another investor.

When meeting with clients the first order is to discuss (A) their personal assets, (B) break down their current investments portfolio and other business ventures before discussing any (C) future goals.

"IF" we did something with his property it could be under an LLC and the risk of him losing it would be low. 

I was just wondering is it worth me losing like 40% of my savings to save 85 to 100 dollars a month.. if I'm still not giving you enough information please tell me what info you need.

@Sondra Tapper When I started investing about 15 years ago I only invested money that I was ok losing if things ever went seriously south.

The market expansion that we have experienced over the last decade has been built off of solid economic growth rather than lose lending by the banks. 

I wouldn't venture to do something like that with someone I don't know well. 

Why risk losing it all?  

I wouldn't get into any partnerships, joint ventures, lending or any such thing until you get a feel for your tolerance for risk and whether you want active or passive investing.

Sure, the landlord should've had the certification of occupancy current but still doesn't warrant losing $120,000 in rent.
