After the full start period, they prorate the shingles and drop the labor.Wind warranty - most 25 - year shingles only have a 60 mph wind warranty while 30 - year old have 110-130 depending on how many nails.For $400 more, it makes sense to go with 30 year shingles for curb appeal and better warranty.

NFCU has the same loan policy, but they waived it in my case.I'm currently at 100% utilization, and my credit score dropped by 20 points [my overall utilization is 10%].

Since then I moved rents up to $2,590/month but with the rental market softening and having a tenant move out early that'll drop to $2,475/month here shortly.Overall it was a great decision and the numbers worked well after I moved out!
