But now I have $45/mo for PM, $45/mo for vacancy, $45/mo for capex, $258/mo for insurance & water/sewer, and maybe $40/mo for property taxes...and now I'm looking at monthly expenses of $433/mo, which leaves me with $17/mo positive cash flow.

When she leaves the house, the mortgage is called. 

The problem for some contractors is they don't want to leave a $20,000 job to finish some trim work for a much smaller payout.So what I do if I see a draw tallied like that is make the final payout higher. 

What I would like to know is, is it possible to have a trust owned LLC structured like an S Corp where the trust is the entity controlling the business leaving it so we do not have to form a LLP therefore not being "members."

Is it worth to invest somewhere I will be leaving for another state?

Maybe tell them to leave while Construction and offer them first right of refusal to live there again after construction is complete?
