This gives you no money for to cover any damage beyond normal wear and tear.If they stop paying rent in the middle of the lease the larger deposit gives you a bigger buffer.I tell them if they have good credit then the deposit is only one months rent.

If the scope of work is larger, I think that by the job makes more sense in most cases.

We didn't find the "rockstars" of our area and struggled because of it.We have learned a lot last year and plan to pick up an additional 22 units this year with all of the skills that we have learned and hopefully expand into larger multi family like 5-20 unit buildings. 

I am exploring all aspects of the real estate world to really hone in on what I want to focus my time and energy on. 

We have bought multiple properties that were very distressed this was just a much larger project.

Also, it looks like Park county's online system doesn't need to be as robust as some larger, more populated counties.
