I'n the process of my research, I notice many reports of "SALES INVOLVING GOV AGENCIES &......." that do not reflect a purchase/sale price...just a bunch of zeros.

Part of that involves sourcing my facts from experts in their field, not from the opinions of others.  

I have been dabbling in real estate for about 10yrs now but just recently decided to get more involved.

If I was being sued I wouldnt want the 16 year old kid working for UPS to be involved.

The sponsor pays RealCrowd a fee and then RealCrowd isn't involved in the transaction after that.

I'd be happy to discuss this with you at any time though.Its basic structure involves 3 partners:1 - Cash = They bring all the cash, have no mgmt or loan responsibility2 - Credit = They qualify for the loan, have no cash in and no mgmt responsibility3 - Management = They manage everything from the start of finding the property, through offers, negotiations, closing, etc...Like I said, the full explanation would take up the entire page.

You could try and contact a family member but the more people that are involved the more the deal will be scrutinized.
