If possible, try to stay at 70% LTV or below; the LLPAs on investment properties get brutal above 70%.

In particular, out of state investing- was looking to Oklahoma city or Atlanta. 

Our goals: Obtain another investment property while not having to pay anything for a down payment.I envision that my in-laws would use $250k (equity in current house) as a down payment to get into a new smaller location.

I've only done 80% CLTV HELOANs (not HELOCs) on investment properties, but that's not an interest-only loan and usually rates are in the 10's at that high of a leverage.

So I guess my main question is:  With these numbers, would this be considered a good investment to rent or should I cut my losses and start over somewhere else?
