You shouldn't need more than a week or two to turnover units (fingers crossed :-))It's dealer's choice on whether or not you want to leave your units vacant during the winter - I wouldn't personally as that is throwing cash out the window as well as may cause maintenance issues in the future depending on your plumbing, heating, etc. not being used for an extended amount of time.As far as them not leaving in time for Summer - I wouldn't worry about that too much.

Drive up destinations, local travel, longer stays, small intimate family groups are trends we are currently seeing.

These are of course in times where they did not have 20/50/100K but took a roll on something.

I believed a fair market price was $245,000 at that moment in time.

In times like this you usually need to find off market deals, properties that need a lot of work, properties that can be repositioned...or be first with a cash offer....or put offers on properties that have been sitting for a LONG time.2) It sounds like you need another agent.
