These are professionals with additional training and a stricter code of ethics.

Focus on high-speed internet, and activities to do during that particular season. 

What I do, is have my virtual assistants trained to build my VD4D lists, so that even when I'm sleeping, they are using Batch, Deal Machine or even just Google Earth and a spreadsheet to build lists of houses that look a bit neglected. 

I would set aside 6 months reserves for electric, water, gas, cable, internet, landscaping, pool maintenance, etc.

I think realistically you can use 10% of gross rents for utilities (water/sewer, electricity, gas if you have it, and internet), 5k for insurance (unless it's in a flood zone, going through that now on a property we're under contract for and a flood policy costs an additional ~5k).
