I’ve been thinking about doing this for years and have come to the conclusion that I am simply looking for a base hit.My wife and I will manage and clean the property for the first year at least.

When I remodel, I look at the area of town I'm in and the demographic of the tenant base.

I'm based on Long Island, NY and looking to continue investing out of state.

Also, look to invest in areas with economic bases and that result in economic growth.I work with a lot of California investors and they love investing in cities like Columbus for the reasons I described above. 

I have been leaning more Montgomery because of the military base and would like to rent to military with the better up keep and responsibilities they have.
