Talk to a local realtor who works with investors to see if $2600 is realistic for rent and who you'd be marketing to-likely a smaller tenant pool.Most people who rent fall into different categories-those who are just starting out and saving to buy their own home, those who move around and buying doesn't make sense and those who will never buy a home (either can't save the down payment, can't get approved for a mortgage or plain and simple don't want the responsibility of owning a home).

We have a multi family rental unit which uses oil for home/water heating.Our tenants are responsible for purchasing their own heating oil.We are trying to figure out a way to determine when/if our tenant is running out of fuel.Our maintenance person has communicated that one unit has repeatedly run out of fuel, creating an increase service cost on their boiler.I know there are WiFi options to meter usage.

Isn’t owning a MHP where you own the mobile homes and lease them out just the same as owning an apartment complex but with the greater problems of maintenance, low end tenants, etc.?

@Chris MartinAgree5-6 years ago when blockchain rage was saying all real estate will be on blockchain - still have yet to see a way blockchain is used where it has added benefitThe odds of getting counties all to buy into this and fire the clerks working at recording office for last 30 years is not gonna happen.Similar to seeing “fractionalized” real estate - which to me is no different than a public company and owning shares - you have a cap table.

@Josh MellOrder a titles report and Have an attorney review itIf you understand how to do your own title research then you can save a good bit of money.Challenge with PA is the layers of taxes from school to county etc and trying to determine what the amounts owed are.
