The due on sale clause is likely not called very often due to the fact that we have been in a perpetual falling interest rate environment.

@Doug Woodville  I what you saying what do you care.. and for sure like when I am building new construction.. the buyer really does not know if I am making 200k on a home or I have to write a 20k check to get it off my books... nor do they care.But in the wholesaling environment its a tad different.. wholesalers is not vested like a builder they only have small EM up and a contract.. other than their time. 

In a competitive environment, some buyers may allow you stay for free to make their offer standout from the rest.

And there are lots of people that don’t have that kind of money and who do you know a lot.There is a push to update the Accredited Investor definition to be more inclusive.

At least for a LLC, you aren't getting conforming loans so there might be somebody willing to underwrite.2nd LLC, a 50% ltv I think makes some sense in this market environment. 

Plus, interest rates on HELOANS in this environment and depending on how much equity you are pulling out of your home is most likely going to be in the double digits. 

The specifics of your situation matter, so I'd suggest talking to an accountant or a tax lawyer before making the decision on how much to pull out so you avoid an inclusion event.

  They create an environment where people feel they are entitled to handouts simply because they exist.

Those days are gone (for the moment)... so starting out in a really tough buying environment, you need to ask yourself, "Is now the right time to be buying this property?" 

Some are harder to find than others in the current environment.
