You are better off improving your credit, saving a small down payment and closing costs and applying for a FHA loan or some other first time home buyer program through the state. 

That said, should i have any questions about my policy and ways to improve it, they are very responsive and helpfully from that standpoint. 

One strategy that I like (and is certainly open to suggestions for improvement) is to prescreen the tenants on the phone with some criteria (ensuring it is the same for everyone) and only set up walk through if the prospects pass that initial screening.
