It's a 6.9% return for 6 months, no bad, but the other party having no skin in the game mean you need an outsized return as well as being on the hook for unknown expenses. 

Keep a healthy buffer for savings/cash and invest another portion in the market.

The cost to obtain said house looks to be fairly inexpensive, but I would need to "move" it off the property (think Texas Flip and Move if you are into those type of shows).The house is 4/5 bedrooms, 3.5 baths and about 3,500 square feet (2 floors), so a pretty healthy size.....it's also not on a slab and apparently has some sub floor issues.

The only way you can develop that tough skin is to experience the hardship yourself.

The other day I was watching this classic with my wife, and remarked, "Sure, Potter is kind of an ***, but is in a real tough position in light of the economy, and has to have a thick skin."

I believe it is a great way for some folks to get started, especially if you are investing from a distance.I think a partial ownership is a stronger investment because the folks running it have skin in the game also. 

I have a brother that would still buy even though his health is failing, because he enjoys it. 

Any ideas on how to structure this where my partner has some skin in the game on the upfront purchase if we choose to use my line of credit?
