New investor here, I hope you can help me clean up this mess!

Just yesterday I got a call from my manager who went to clean some trash from a house I'm closing on in a few days and he tells me someone broke in and stole the hot water tank.

This is where I would add some caution about overextending your leverage, but it sounds like you're making good money and will be able to have a healthy reserve fund on hand for the issues that may come up.

They are cheap but take hours to clean.

Joy of working short sales I guess.Rough numbers are:Purchase: $180kRehab: $8kSale: $250kI was gonna change the floorplan some and update more and sell in the $275k range, but I think the better play is to just do paint, carpet, clean up and flip it quickly for $30k or so after holding/sales costs.Had some new private lenders not come through so its either find some money or a partner or go institutional hard money...which doesn't appeal to me.Open on terms and split depending on how the work/money/experience shakes out.

Just dealt with a tenant that had a clean credit, rental and criminal history that suddenly quit paying rent-I'm talking *squeaky* clean record.

If you are a property manager or Landlord keeps your properties manicured and cleaned as if you yourself lived in then.

If you risk a lot (~$1.1m for your project), you'd expect a healthy return.There's no shame to passing up the "bulk of the profits."

Wood on floors, maybe engineered (they're actually stronger)  I like Wolf too, but with the modern style and it being in the island, thought induction would be clean. 

I plan to refund the full amount of the deposit as listed on the lease (as long as she leaves the apt. clean and doesn't owe any rent).
