Keep in mind that the lender will look at each persons credit, debt, income, and assets.

These areas are rife with poverty and when measuring average incomes, home values, access to services - no matter the metric - these zip codes are in the lower half.There is so much more needed to bring these zip codes up.  

I simply dont think I would qualify for another mortgage given my new debt to income ratio.

Things rapidly went south when she couldn't understand why I needed to have income / expenses reported independently for each unit though.

My travels to Hawaii in November, Peru and Chile in January and now here have all been very successful, and I have managed to save a good chunk of my income, while traveling, each month (although the only reason I was able to save money in November when I was in Hawaii is because of a timely bonus from that I spent very little of —man that place is expensive).

2023 was the first year I started pulling rental income from my properties and it was eye-opening to me. 

I have filed my US taxes yearly since then and declared my foreign and only income each time to the IRS.

My budget is less than $200k, and I’m looking to live in one unit while renting out the other.I’m not particularly concerned about property appreciation; my main goal is to generate a steady income.

However, that was before Airbnb and those people were not claiming income.

But mortgate interest can offset rent income (I don't want to pay tax on rental income).
