I'm hoping to close on this loan by October, and worried if I can't go FHA I won't have enough cash on hand to get the loan.

However working with so many investors and seeing the $$$$$ opportunity that they benefit from, I couldn't see myself living in a Single Family Home without being smacked everyday by large dollar sign of opportunity cost that would hover above me for not trying my hand at house hacking (I learned that term on the podcasts).

I've done a bunch of rehabs, so not afraid of them, it's just the time issue. 4) Willing to buy foreclosures or auction properties, but need a bunch of hand holding to get through it5) Need a lender who can work with investors.

House-hacking has allowed me to live for free, save money to purchase more properties, give me landlord experience, and allowed me to try my hand at performing maintenance/run a flip.

Even though it’s for medical use you know the reality is it will be like  OxyContin and end up in the wrong hands for sure .

I love real estate and want to jump in head first since this is the first time everything is paid off no debt except for this house cash on hand (50-60k to invest) ....

For those of you who have a handful of properties under your belt, are there any key indicators you look for when investing in a certain area, such as median income and unemployment levels, etc?

There's no downside: The worst case is it gets thrown out if you end up in court.If fact, I would use the exact same waiver you already have in hand, modified to refer just to the landlord and the tenant.
