If you had reliable cap rate comps you'd realize the market cap rate is closer to 11% and if your turnkey company is trying to sell you at 8-8.5% then they are ripping you off.

Being that it's an apartment building, I would guess there are a good amount of windows, and would make the price closer to 5000, and would be a 4-5 day job with a 3 man crew.

I have a client looking to grab a BEAUTIFUL piece of land for development because he can close as soon as zoning is done and the big guys want to wait 15 months until their current subdivisions are closer to finished.Proof of ability to close within 30 days of zoning/platting approval should look really enticing to a seller

In my case, it's one big open yard (until we get the dog yard finished), and the dog poop is right there where anyone might be walking--on the driveway, in the grass.
