if nothing has been updated on the property in the last 10-15 years then it likely needs a full rehab.

I did a similar amount of rehab ($70k) on a flip with me doing a lot and it was a solid 3 month job working there full time.

In your position I would either do nothing until you can move out yourself and then give immediate notice to raise their rent to full market or give notice to raise rent to full market now and let the chips fall where they may.

@Lee Bell yes i think a hard working job will push me to want to start real estate investing. i would only do hvac until i can quit my job and go real estate full time.
