I do focus on the forced appreciation and keeping rents at market rate so when I cash out refi I can maximize the amount of money the property can support being taken out.

The core concept I took from the book was how to look at things and really decide if it is an asset or a liability, and I personally think it is a great idea and really had an impact on me. 

When we decided to buy a home, we knew we wanted something that we could sell later for profit instead of acquiring debt, so we specifically looked for a low-cost home, so we could force appreciation.

I forced myself to be cut back the lifestyle when I decided to get into real estate and I cut my lifestyle to be 25-30% of my monthly income.

I am not sure how this would impact DTI.

Personally, I had been using cozy until I was forced over to Apartments.com, which I don’t love.

On another note, @Allen McGlashing I would move on from that agent if you can’t get a quick response and it’s negatively impacting you. 

Make sure you're aware of pending legislation that may impact your ability to invest in certain syndications with an SDIRA. 

I think this increase in syndications is based on a perfect storm of an 11-year bull market, the reach of social media, the impact of the JOBS act, increasing desire for alternative investments, and investors realizing how hard it is to do deals on the side on their own.  

But that does not make the real and savage impact of the moratorium on landlords, both big and small, any less impactful.
