You really don't have to trust people much, it helps, but trusting math is far more efficient.What are the numbers of the deal and how do they fit into your overall strategy?

My name is Guy and I'm a contractor in LA area and I'm just starting to get in this world of investing.My partner and I are really interested in investing in rental properties outside our state which houses run around the 50-80k, areas such as  Columbus OH area. our goal is pretty much cash flow and to have as many units as possible in the next few years. what are the best areas/neighborhoods we should be focusing on in the city?

What're some good buy and hold neighborhoods, preferably B-C rated and what're some neighborhoods to avoid?

I like Tucson but I don't know the neighborhoods or the market.

In the Avondale neighborhood of Chicago. 

I would give it a C/C- building in C/C+ neighborhood, one on a lake and the other close to downtown.

With 250k, you can easily get a 4 bedroom house in a good neighborhood but the question is how do we get a cash flow with that kind of purchase?

I use direct mail, Google Adwords, Facebook, Linkedin, Craigslist, Bandit signs, and door knocking neighborhoods.

May want to check if its restrictive due to geography Usually they want you to be in creation neighborhoods to qualify.
