I like to look at what ever market you choose and then simply google the Median price .then buy as close to the median as makes sense.all the other things  finding a power team ext.. that's just common sense .but if you buy at or near the median then you know homeowners are buying there as well.now if your buying plex's that's a different kettle of fish but if you want to buy SFRs for rentals that seems to work for many.just do not as an out of state investor buy the cheapest thing in an area.. the paper profroma will look great the reality will be quite different over time.

now you may be to new or not experienced enough they may turn you down.. but chances are if your doing well and come in with a good business plan showing how these cash flow cows work they will give you a credit facility to ramp up your business. the 4 mort and 1`0 mort will not even com into the conversation.So go fishing in the correct pond... conventional lending will never get you were you want to be
