I know that commercial RE is all about the deal and less about the financial qualifications of the investor(s), however, how would you guys recommend building credibility as a novice investor?

This sounds like no deal unless you have a non-financial reason you want to live there.

I'm looking for a financial advisor that has experience in Real Estate in the Milwaukee area.

What accounting software do you use to keep track of trial balance, and build financial statements for your wholesaling business?  

I worked on it around work and family obligations so you could finish a lot quicker if you chose to. 

I want to start a self-directed IRA but cant find a financial institution that has them available for real estate investing.

My wife and make a decent living, but have student loans still, other obligations and a small child with one on the way paying day care, etc.

Many would be receiving some financial assistance from their children as well.
