You'll be happy if you don't need them and even happier to have them if you do.It is better to lose a deal because your repair estimates are too conservative than it is to win a deal where you under estimated.

I started my now famous thread ( 2% rule kills values) based on this very premise.

The banks must not be convinced either, or the rate differential between the benchmark 5-yr fixed and the 10-yr fixed offerings would be greater.I am one of those who subscribes to analysis which demonstrates variable rate mortgages always win out in the long term (even back in the 1980s when it was painful).  

Lease options need to be a win/win for both parties and should be fair.

So my question is if i win a bid. do i have to pay all the liens?
