Rented my house we originally lived in 12 years ago because we couldn’t sell it when we moved and that’s how we got started. 5 years ago we made a plan and an effort to accumulate multi family properties and did that.

We want to buy a single-family home as close to debt-free as possible and then use leverage after that point.

Quick background - I live in Southern California and I am looking to purchase either a 2/2 condo or a small 3/2 single family house.

Many do not allow it due to the city wanting to focus more on higher-priced real estate asset classes such as single-family homes, apartment buildings, etc.
