Read the book, walk through a property, generate a SOW, use his cost estimates and then add 10% ;)  Stop trying to cut corners - failure to educate yourself is a quick ticket to losing money hand over fist.

If you consistently make the wrong decisions in your life and have a history of failure, then I would quit right now!

I'll offer the advice I received from a very savvy RE attorney, one who has seen both successes and failures:  "Don't try to squeeze the last dollar out of a deal." 

There's also no condo association to fine the other unit's owner for excessive noise, failure to keep the exterior and yard well maintained, parking a dozen junk cars in the yard, etc.I *hate* the location.  

For example, failure to advise the transacting parties about paying realty transfer taxes can have serious consequences for lawyers.

Don't get caught in litigation for failure to comply with the Fair Credit Reporting Act.

All minor traffic incidents many years ago (No insurance, failure to register vehicle, failure to wear seatbelt, driving without a license etc.) but solid income and no prior evictions we could see.

Have them show you where the failures are that need to be addressed, if any actually exist.  

I would add that failure to respond to an email within one or two business days is NOT a good sign.
