Read the book, walk through a property, generate a SOW, use his cost estimates and then add 10% ;)  Stop trying to cut corners - failure to educate yourself is a quick ticket to losing money hand over fist.

I would add that failure to respond to an email within one or two business days is NOT a good sign.
