also for high end  Wolf sub zero is 6 to 9 months out right now.. so i have two high ends going on for me and one to sell and I have to order my wolf and sub zero now.. or go shopping on craigslist  :)  seems like in our little world of SFR so far the pass through has worked but when you have a project of 250 units new build started 3 years ago at one budget number and the lumber was going to be X and its now triple of X but the rents have not gone up or in some A class at least on the East side of PDX it has gone down.. proforma's are going to suffer. 

Looks like it's long past where you can determine who, what, to blame.Also, in these situations, tenants sometimes themselves suffer loses where they can countersue you once you go down the blame game path.

Stay away from low-income tenants unless your math shows you have some super great profits that extend to a 10-year period.

You are competing with extended stay hotels, apartment buildings and/or professional STR companies with existing relationships offering to flex furnish apartments for insurance customers, business travelers looking for extended stay housing vs smaller hotel rooms, etc. in America, we have some companies such as Oakwood that has units nationwide.

So these small players are hustling to get more properties, and sometimes your property suffers from these growing pains as they try to scale.Good luck!
