Be aware that if your family member decides not to pay you all or part of the agreed fee, you will have no legal recourse because only a licensed broker can collect a fee for brokering a real estate transaction.

A few weeks later he sent me a certified letter with some brand new arbhorist from 120 miles away (we live in a big city, he was shopping for someone who would agree with him IMO) to say the tree was dead.

This is not going to happen.....find a different, more realistic solution.Attorney time, maybe a Partiton suit, where if you guys can’t agree on a buy out between yourselves, the court sends it to a public auction.
