They seem to have an edge as they get all the heads up and probate stuff (questioning the morals/ethics... but those professions seem to be exempt from morals anyway) but I am working on this niche for sure.

If that is the case, even if you buy it and are exempt from rent control...those tenants are grandfathered in, and they will never move.Regarding the basement...is 70% of the ceiling 7 feet or higher and does it have 2 means of egress in order to qualify for the basement apartment rules.
