HML are big on reliable investors with good track records, so as you do more deals and build your track record (preferably with the same ones), you might eventually be able to get close to 100% financing.  

You can start with 1 property a year for 2 years or so, and eventually that can become 2 properties a year in year 3, then 3 properties in year 4, and so on.

So my thought was if we built stairs connecting the bottom to the top ( so you didn’t have to go outside to get up there.) and converted the full kitchen upstairs to a kitchenette, hopefully when we refinance it will refinance as a single family home (like the previous owners bought it as 3 years ago.) and our value will skyrocket.

We are both interested in multi-family, but I have also been looking at Lennar Next-Gen homes with the hope of converting the "next-gen" suite into a short term rental.
