Keep it there for tax purposes, but remember that depreciation is NOT a true cash out of pocket expense. it is only a bookkeeping entry to keep the IRS at bay.My Opinion: If it was me I would spend $50.00 a month to make $300.00 a month as long as I could afford it.

However, here in Southern California, the barrier to entry and competition within the market leave me hesitant to risk what little capital I have on a high leverage real estate investment.

The entry to the bedroom is right next to the bathroom, so the doors can't open outward either.

I generally recommend adding the endorsement for Personal Injury Protection (libel, slander, wronful entry,...) to the policy.
