Get a few SFR to learn the ropes and gain some confidence in RE and then raise their ambitions appropriately. 

I would encourage you to build your team and utilize people like Garot Sutton @ corporate direct to design entities for you so you have maximum protection for whatever business practice you are engaging.

The tenant screening company engaged by the PM would only share the background check information with the PM - and the PM would not share it with the owner due to privacy concerns. 

I could pursue a sub-2, but wholesaling a sub-2 isn't a good idea and have only done that once, in a foreclosure situation where the buyer put a lot down and I was confident they wouldn't walk away.

In any event, find a CPA you have confidence in and follow their advice.

If someone brought me a deal accompanied by a contractor's estimate I'd have a lot more confidence in their numbers.  

If I find that BankA offers residential rehab portfolio loans, will their terms depend on their confidence in the deal, to include my experience and the quality of the proposal?
