If he hates managing he needs to hire that out and then use the extra time to start flipping.

I've heard 10%-20% is the average net gain but I just want to be more clear about it. 

The mortgage broker or lender is generally going to use your middle mortgage credit FICO score which most people don't have access to unless they have already have had your credit run by a mortgage professional.

I would simply use a percentage.

In the next 1-2 yrs I'd like to move out to either a bigger place or a new new city (job related relocation etc).

I think that would be the simplest way to go.

They also may be able to offer higher liability limits.
