Minimize noise pollution while your family is present.

My dilemma: While living in the upper unit is desireable from a noise and light perspective, I can't commit to living upstairs and let go of decking out the downstairs for my own use.

Being close to a sheriffs department to me, as an investor, or a buyer, would mean loud noise, and possibly light, at late hours. 

Flipping and suplementing with additional cash flow, that's music to my ears!  

It would be great to find a pocket listing like you did, so I'm keeping my eyes and ears open. 

Always review the contract with the seller, line by line, so if they start acting funny it's not because of the contract.Seller's like anybody else get buyer's remorse, especially if they have so-called experts whispering in their ear.

In most cases you get results, in some cases you plead your case on deaf ears.
