The eviction process can be long in Philadelphia.

I also suspect that automation will eliminate jobs and drive down wages and that's a two-drink minimum conversation on impact.

Apartments are generally either owned by landlords individually or they are part of big complexes that belong to REIT-like structures.Also, if you want to rent a place long term, don't forget that European countries are social democracies (some Americans would say socialist countries) so the laws are even more in favour of the tenants that they are in the most tenant friendly US states and Canadian provinces.

I would suggest you start looking for a new apartment in the school district and recommend seeing if your next lease can be longer than 12 months and expire in a summer month so it gives you time to finish the school year.

If you do decide to take my responses pool side, just be sure you have a stiff drink to wash it down, it'll be more enjoyable.
