Flooring choices for rental rehab
17 July 2010 | 18 replies
If a tenant wants rugs let them put in throw area carpets and take them with them when they leave.Wood floors and carpets are nightmares when a bad tenant gets in and often they have no money for damages so when they destroy the floors, you will be left holding the bill.Tile is the best choice, especially if you are looking at the long term and it has not been this cheap in many years!

For the same annual loss in profit, you could get it sit vacant a month or even two and get a good tenant.Waiting for the right tenant also means you're less likely to have costs like evictions, tons of damages, etc.Someone wanting to move by December 1 probably has been denied everywhere else or is being evicted.

Legal Considerations for Roommates vs. Normal Tenants
7 December 2013 | 7 replies
You don't want to hold a room for someone then they back out at the last minute and you lose money for a month.Overall, it's not as profitable of a situation as one might think after the added utility costs (tenants will be careless with utilities in a bills paid situation).Plus, wear and tear on your house, expect some minor damage to occur and things to break, and be ready to deal with their noise, guests, etc.
