Yes, you can transfer $1 billion dollars around the world in 10 minutes, but you can't do all the due diligence, sign all the documents, get insurance any faster than before. 

I hope that you have a due diligence period in your contract that allows you to review financials.

hoa condo issue is usually very specific and can be analyzed during purchase, what's the structure of the building, when it's built, is it side by side or more like an apartment complex.all these due diligence that makes investing in HOA worthy or not.

Not sure about their licenses though so please do your own due diligence there. 

I am not saying don't do your due diligence and not to look at macro metrics, but similarly to prioritize a solid team and a nice end product for tenants.
