I’ve spent hours researching all the ways to solve our college-loan problem with little success.

I cant really wait much longer and would like to explore different funding mechanisms but never have, so I don't know where to start.This is a fantastic project with a great deal of professional expertise put into it. 

It is true that solving problems is how you make money, but you can't perform miracles. 

This takes a little money, legal expertise and some time.

Expertise will outweigh geography when it comes to selecting a firm to work with.  

Speaking as a full time real estate agent (who just returned from a site visit with two investors), I work VERY hard for my flippers.I'll run deep comps, know the neighborhoods and apply expertise to helping them know which properties to consider and more importantly, which to avoid.Example - the house we just looked at is on the market as an REO at $209K.  

So create a PLAN  that solves that issue ( ie: no more college students, only rent to mature professionals, etc etc...) and maybe another plan to improve the property ( specially the exterior - cities love that) and go NEGOTIATE nicely with the city.

Actually I don't have 100 properties or even close so don't really have any advice or expertise on this, but have always wanted to use that saying and now seemed like a good time!

I really need your Expertise on seller Financing.
