The following is copied from disabilitylawco.org.First, although the ADA and the Department of Justice’s (DOJ) implementing regulations have limited a “service animal” to a specially trained dog (or in some instances a miniature horse), those limitations do not apply to the Fair Housing Act (FHA) or Section 504 of the Rehabilitation Act of 1973 – the federal laws that apply to housing.It means that people with disabilities may request a reasonable accommodation to allow an emotional support animal to live with them even if their housing has restrictions or prohibitions on pets.The issue then becomes whether the person with a disability needs the animal in order to have an equal opportunity to use and enjoy the housing or housing program.

@Douglas Skipworth does your agency take on new agents and do you have a training program.. or is your shop better suited for experienced agents that need little to no training .. just monitoring so they stay within the rules of law and MLS etc.Personally I think many who I see post on BP that are really new could benefit greatly by going through the licensing curriculum , sales training etc ... before they go from zero to a RE investor..

Generally though these custom programs tap into title co data bases ( think Fatco) and with a few clicks you have a lot of information on the property. some tie into Zillow type data as well along with Red fin.. showing you MLS listings and solds.its pretty cool really.. and separates the folks that do it for a living from those that are just trying to buy a house or two a year.
