Selena, if your bank won't work with you there are some private lenders/hard money lenders with programs that are sort of a cross blend ( not too hard ) but you have to have good credit scores to get them. 

Thing is, a lot of people on here have been either burned by ****** wholesalers or people who sold them ****** programs on wholesaling (and yes there are some bad programs out there).

A very few of the seminar gurus actually have good information, so if you decide you want to buy a program, network locally first and talk to people who have taken programs.
