The Department of Housing and Urban Development warned last week that landlords who refuse to rent to anyone with a criminal record are in violation of the Fair Housing Act and can be prosecuted and fined for racial discrimination. 10-page “guidance” issued on April 4, the federal agency announced that any landlord with a blanket policy of not renting to people with a criminal conviction is effectively discriminating on the basis of race or national origin.

Every department approved them within the first two weeks (planning, Health, Fire, etc.) except the building department, and I am on my way there this afternoon to a sit down meeting with the plan checker, to hopefully finally have them stamped and ready for permits!

But there are different forms and variations you can make to that contract to benefit both the investor and the agent.I do not know the law like the back of my hand but I did just go through this process with a residential buyer who had an attorney as a father and we went through a weeklong escapade dealing with the contract so I got a pretty good dose of this from our legal department just recently.I would just make some small tweaks to it so it benefits both of you!
