Usually they are more flexible than larger entities.To answer your question directly, YES, you can absolutely pull $100k out. 

Because the purchase price would have made the loan below lending standards (49k for each one), I had to get creative and buy them both for cash.

I know this doesn't directly answer your question, but setting something up like this for the future would likely eliminate this problem next time.

My question (I'm new to this and just trying to get creative) is lets say there is a deal here (whatever the numbers say)... is it legal for me to sign a contract to get equitable rights to the property.  

So lenders are saying I have to wait two years for a loan anybody know if there are any lenders that would loan to me with less then 2 years or can point me in the right direction of who I can contact
