I prefer someone holding the CRE designation to perform the study, although MAI designees are usually also qualified.  

Larger deals tend to trade in retail at higher cap rates.What you need to decide is how long you want your money tied up into a deal (their exit strategy), and how much you want to place, and if you get cash flow right away, partial, or none until certain metrics are hit.As an example you might get 8% preferred return but upside might be more marginal than a small retail turn around deal where exit is in 2 to 3 years and equity multiple is likely much higher for overall return.

I have a connection to an older couple that are interested in selling their resort in norther Minnesota.

Is carrying it on my card worse for credit than carrying it on the HELOC? 

I have a property that is dadu ready I have a heloc for 227,000 I want to build a dadu with the heloc money but I'm sure the cost is more than my heloc how do I get the rest of the money to finish the build so I could refi after to pay the heloc back could I get a construction loan for 100,000 to help finish the dadu?

The agent came the next day with the buyers and I spent a couple hours going through the house with them.

I'm not upset by that, it's just been a longer time finding my first property than I would have liked.
