After you've done a couple or have a year or two of experience, then you'll better understand the value each person provides and determine a more detailed split.Make sure you have it in writing and cover all the contingencies (repairs, renovations, vacancies, sale, etc.)

careful you dont risk your EM  I suspect you still have inspection contingency while in the contingency period I would have the agent write an addendum extending the close date to a realistic time line.
