At the end of those 15 years (assuming a 15 year mortgage), the LL then owns a condo worth $30,000 plus 15 years of appreciation.A quick calculation show me that it will take a constant annual apprectiation of 6.3% just to make up for these losses.That is why I mentioned a crucial factor in this decision is the LL's perception of the future appreciation.I stand by my conclusion, sell or walk.

Unless you are buying brand new which can be around 80k -100k a door then you are looking at older type properties at 30k-50k a door that need constant upkeep due to age.

@Andrew Hunt I have a lot of clients that simply do a 1-2 page joint venture agreement that is project specific, and then at the end they split the profits based on the agreement, and everything flows through as income to their individual LLCs.
