How would you enter the market if you wanted a confidence infusion and a low complexity scenario?

Thanks John Racine I have checked into this for some of my smaller apartment complexes and it didn't seem to make sense to me, even with the bonus depreciation that was given recently.

It's also in a pretty bad part of town, but there are other complexes in the area operating without a problem it seems.2 BR 2 BTH per unit900 sq ft each or 3600 sq ft totalAsking price = $24,000Repairs estimated by contractor = $70,000ARV according to Zillow = The "Zestimate" is $166,057 (not sure how accurate that is, I ran some comps and it's looking more like it will sell for $120,000-$130,000)TAV = $6,600 (why is that so low?)

Here in Orange County when we first moved down we rented a really nice apartment in a great complex, within a block to the ocean, in Newport Beach.
